Policy Warranty

What is a warranty?

In insurance law, "Warranty" denotes a term of the Policy that must be strictly complied with by You. This insurance is underwritten strictly, which means that any breach of warranty by You will entitle the Insurers to void the Policy and in the process, refuse to deal with any claim.

PLEASE READ THE WARRANTY BELOW AND ENSURE THAT YOU FULLY UNDERSTAND WHAT IS REQUIRED

It is warranted that:-

  • if there is a central heating system in working order, all room temperatures will be maintained at a minimum of 13'C (55'F) during the period 1st October to 28th February
  • if there is a central heating system that is not in working order, the system will be drained during the period 1st October to 28th February
  • if You have Standard Tenants and the Buildings are Unoccupied for any reason the mains water tap will be turned off during College or University vacation periods or for any period in excess of 90 consecutive days
  • the loft of the Property is fully and adequately insulated
  • all water tanks and pipes are fully and adequately lagged
  • if the Buildings were erected before 1970, the electrical system has been tested by a local Electricity Board or a NICEIC registered electrician on at least one occasion during the five years prior to the original proposal form being completed, and that all defects identified in the test are remedied and an IEE certificate issued confirming that all electrical wiring is entirely safe
  • all connected gas appliances are checked annually by British Gas or by a registered Corgi installer
  • a minimum lease or rental period of six months applies to each tenant living in Your Property
  • if You have DSS Tenants and the Buildings are Unoccupied for any reason You or Your agent must inspect the Buildings at least every 14 days to make sure that:
    • the gas and electricity supply is turned off at the mains;
    • the water supply is turned off at the mains and the system drained (unless adequate level of heating is maintained from fixed heating appliances);
    • all outside doors are securely locked;
    • all ground floor and accessible upper floor windows are securely fastened and any broken windows boarded up; and
    • the Buildings and all yards and areas surrounding the Buildings are free from fuel and waste materials.
